Project Outline

Built in 1971, the Pullman Melbourne on the Park was originally a flagship Hilton hotel, located nearby the iconic MCG sports ground and on the edge of the CBD.

Though initially positioned as a luxury, high-end destination, the hotel was acquired by the client in late 2018, at which point the hotel’s interiors looked and felt dated. Its styling had failed to keep pace with the expectations of global travellers and Melbourne’s development into a thriving, cosmopolitan city.

The Trēo team successfully completed the major refurbishment of the Pullman Melbourne on the Park. The team took over the project in March 2020 and delivered it by November 2021, successfully negotiating the constraints of COVID-19 and one month ahead of the originally scheduled delivery date.

Value creation outcome

Higher specs and better quality than provided by the initial tenders.
Laminate, hinges, finishes, the quality of the material was superior to the first round of fabrication.
More premium features (led lighting and displays, etc.) and functions.
Clear, concise, and comprehensive shop drawings for ease of installation
Installation instructional videos provided added support for the builders.

Process

Refurbishment is an exciting prospect filled with potential. It can also be fraught with challenges, predictable and unexpected. Undertaking that endeavour during a global pandemic only compounds those challenges.

The Trēo team used its extensive combined experience and vast network of contacts in FF&E internationally to complete the Pullman refurbishment with outstanding results. Innovation and collaboration across the project chain, from design to finish, enabled the team to overcome significant pressure points brought about by the COVID business environment.

Approach

Critically, as hotel owners ourselves, the Trēo team identified the challenges but also the opportunities the project presented. With their ‘insider’ hospitality knowledge, the team truly understands what works and what doesn’t in a refurbishment. Crucially, they recognised they could deliver refurbishment for better value and a superior construction standard than what is currently on offer in the marketplace. Consolidating the end-to-end FF&E process, leveraging technology and partnering with an extensive and diversified network of suppliers ensured the realisation of beautiful design coupled with superior cost control.

Summary

Refurbishing the Pullman Melbourne on the Park was a significant project delivered on budget and with added value creation ahead of time. The hotel operator (Accor) was delighted with the result, commenting that output quality was markedly superior compared to other luxury global projects. The refurbishment reflects the high-end mutually inclusive ambitions of the owners and operator, with the look and feel of a global luxury brand.
